As you can see, South Carolina ranks very well in comparison to other states. In fact, this is one of the pleasant surprises people find when the move to South Carolina. Many people find their property taxes are much lower in South Carolina than they are where they are moving from.

For instance, a typical 1,500 square foot, 3 bedroom, 2 bath home in Greenville, South Carolina will have an annual property tax of approximately $1,200. Certainly, there are some variables, but on average, you will find our property taxes are quite reasonable.

In October, there were 507units sold which is 35.2% less than the 782 units sold in October 2007. The total volume was $92,298,586 in October 2008 vs. $151,387,669 in October 2007, with an average price of $182,048 in October 2008 vs. $193,590 in October 2007. Average Days on the Market(DOM) was 95 days in October 2008 vs. 88 days in October 2007.

Between January 1st - October 31st 2008, there were a total of 7,041. If you compared that number to the same time period last year at 8,781, that is (-19.8%). The average sales price is $185,081(-.1%), and Average DOM of 95 days Versus: Average price of $185,331, and Average DOM of 86 days for Jan 1st - October 31st 2007.

In short, there are fewer homes being sold, it is taking a little longer to sell them but prices are remaining steady.

CURRENTLY ON THE MARKET:

As of November 10th of 2008, there were 6,947(+4.5%) Single Family Homes, Condominiums, and Townhouses actively for sale, the Volume is $1,893,025,156 (+11.6%), Average price is $272,495(+6.8%), and Average DOM is 134 days. Compared to November 10th 2007 at 6,649 actives, the Volume was $1,696,051,000, Average price was $255,083, and Average DOM was 112 days.

WHAT DOES THIS MEAN TO THE VALUE OF YOUR HOME?

Right now, the Greenville SC Real Estate market is shifting in favor of the buyer, so there are more homes on the market than there are buyers willing to buy. If you are considering selling your home, you should make sure that you have it priced right according to the market. This is no time to overprice your home for sale. Not only does your home need to be priced correctly, it also needs to stand out above the competition. That means staging and preparation is of upmost importance...we offer all of our listing clients a one hour consultation with our home stager (a $300 value). Our listings that are staged sell much faster than the average on the market and command a higher sales price to list price ratio.

The Greenville News recently editorialized about the non-existance of a bubble in our market. The editorial states that so far this year, home sales in the Greater Greenville area are up 13.3% over 2005. Its quite a different story around the nation in most markets.

I don't see things slowing in the Greenville area anytime soon either. We're seeing a lot of people putting money in our market from other markets like California and Florida. Our market still has a lot of upside potential.
