Should You Buy New Construction in 2023?

This week on My Greenville Home Radio, Dan is talking with Pam Deluca, a Sales Consultant at DRB Homes (previously Dan Ryan Homes). In this episode, Pam shares an update on new construction inventory and incentives as well as what sets DRB Homes apart from the competition. Plus, Dan shares his 2023 real estate market forecast.

About Pam Deluca

Originally from Boston, MA, Pam has over 16 years of experience in interior design and recently began working in new construction real estate. “I had one of those ‘life is short’ moments during COVID,” she explains, “and realized today is the day to take that leap of faith and start real estate, something I’ve wanted to do for years.” Now Pam gets to help people both find and design their home; a true dream come true.

About DRB Homes

One of Pam’s favorite things about real estate is that at DRB Homes, she doesn’t just sell a home, but she also helps create a community. DRB Homes isn’t the biggest builder in the market, and they pride themselves on custom home quality at inventory pricing. With over 25 floor plans to choose from and flexible move-in times, DRB Homes prioritizes client communication and quality service.

Lead Time and Incentives

It’s no secret that COVID brought some serious supply chain issues to the new construction market. Thankfully, the industry has recovered and home lead times are looking good. Pam shares that clients buying homes at the beginning of the construction process can expect their home to be complete in 100-120 days.

Not only are lead times strong, but DRB Homes also has some amazing incentives going on for buyers right now. Townhome buyers can qualify for up to $16K and single family home buyers up to $40K. What does that mean? For cash buyers, that money can come right off the top of the purchase price! If you are purchasing a home with a loan, your incentive can be used towards closing costs, buy-downs, etc. How these incentives are used depends on your personal situation and should be discussed with Pam and your buyer’s agent.

Pam’s Advice to Future Homebuyers

If you’ve been watching the market the last couple of years and regretting not buying a home sooner, it’s not too late! Pam explains that between Greenville’s ever-growing popularity and DRB’s generous incentives, you can still purchase an affordable home that will appreciate over time. In Greenville, you won’t lose money on your investment.

Lastly, Pam encourages all buyers to bring their own real estate agent with them to DRB Homes. Pam looks out for clients, but ultimately works for DRB and so it is really important to have an agent representing you completely during the course of the transaction. In fact, DRB pays for your real estate agent to make sure you get the care you deserve.
