As a Listing Specialist, Jevon is constantly out in the community and has an expert understanding of what’s happening in the real estate market. Today, he and Dan answered our listeners’ most asked real estate questions.
Q: What is the current status of the Greenville real estate market?
A: People are still steadily moving to the Upstate from all over the country. Though buyer demand has not slowed down, there has been a decrease in new construction, largely due to numerous supply shortages. This decrease in housing inventory along with steady buyer demand has contributed to maintaining a strong seller’s market. We might not be experiencing quite the same buying frenzy of the spring, but the market has definitely not slowed down.
Q: What are some tips we can give to sellers considering a move this fall?
A: Sellers are constantly asking “are we too late?” when considering a move in early to late fall. Jevon says it really isn’t to late to consider a move. As long as rates stay low for buyers, money remains cheap and buyers will stay in the market. This situation really benefits both buyers an sellers.
Jevon also suggested a few home renovations that go a long way in improving your home’s value. Relatively inexpensive improvements include painting, cleaning and/or replacing carpet, and fixing wood rot around windows and doors.
Q: What advice would you give buyers who fear the market is “too hot” and want to wait to buy until it crashes?
A: Buyers should not wait for a “crash,” because one really isn’t coming. In 2008, the housing market crashed when too many unqualified loans were granted. Today, we have a ton of red tape surrounding the loan process that prevents such mistakes from happening again. Though a major crash is not on the horizon, Jevon does expect an eventual regulation or plateau in the market that will even the scales for buyers and sellers.
